REALTORS® Encourage Buyers and Sellers to Stay Diligent During the Winter

Although the weather outside may be frightful, the winter season provides an opportune time for serious buyers and dedicated sellers to find a new home, according to the New Jersey Association of REALTORS® (NJAR®).

For buyers who decide to continue their home search over the winter season, there is less competition, which can provide many benefits. Lenders, home appraisers and inspectors are typically less busy and more likely to give greater personal attention to the smaller pool of buyers in the colder winter months. This could decrease response delays to get you into your new home much sooner than when purchasing during the warmer seasons.

Actively looking in the winter also gives buyers the chance to examine a home more thoroughly to determine if windows or doors need to be replaced or resealed or if a home requires more heating due to drafts, leaks or cracks. However, it is important to consider the warranties and not to overlook the conditions of out-of-season features such as pools and sprinkler systems.

“With fewer people searching for homes at the start of the winter and the combination of affordable home prices and record-low interest rates, the iron is hot to land the deal of a lifetime on the home of your dreams, if your financial situation permits,” said NJAR® 2011 President Allan “Dutch” Dechert.

Sellers can also benefit by remaining active during the winter season, since the pool of buyers tends to be more committed. This may be due to personal circumstances such as a new job or starting children in a new school after winter break.
